Buying property in Cannes

Cannes enjoys an excellent location, lying just 36km from Nice and 55km from Monaco. Plus it has much to offer not just with its beautiful beaches but also the world famous attractions, such as the Boulevard de la Croisette, Le Suquet old town, Vieux Port and the Palais des Festivals.

If you've stayed in Cannes, you may have seen villas or apartments for sale in Cannes and considered buying a second home there for investment and leisure purposes.

Types of Cannes properties

You'll find both renovated properties and new build properties available in and around Cannes town. Typically there are many 1 and 2 bedroom properties but you can find 3 bedroom and luxury penthouse properties too. For example, it is possible to find 2 and 3 bedroom character townhouses located in central parts of Cannes from €350,000.

If you're looking for something a bit different and with a reasonable price tag - it's worth knowing that there are some loft apartments for sale too.

Cannes residential property areas

Here are some of the better areas to look in for Cannes property for sale:

  • " wonderfully named, "the Banane" (banana), which sits behind the Croisette and extends over to the train station
  • Montfleury, a highly sought after area
  • Croix de Gard in the east of town behind Le Suquet
  • Rocheville, north of Cannes centre and Le Cannet, a little further north from Rocheville and
  • La Californie to west of Cannes town centre with wonderful views.

Close to beach properties

If you love the sea, it's possible to buy renovated apartments close to the beach and old port areas. The properties here tend be one or two bedroom studio apartments, some of which come with parking facilities. As they are fairly central, they can offer superb potential for high rental returns.

Property outside Cannes

Two options you might want to explore outside Cannes are Mougins and Juan les Pins.

Mougins, lying about 7kms north of Cannes town, has a medieval history on its side plus it offers beautiful views of the Baie de Cannes. Juan les Pins, close to Antibes, offers a selection of new build properties in a modern town with plenty of good facilities. Juan has an added attraction in that it lies just by the beautiful Cap d'Antibes.
